The leasing team has over 25 years of direct leasing and sales experience with retail, office and industrial properties. KGI’s overall sales and leasing activity over the past decade has included the completion of over 180 transactions totaling over 4 million square feet of space. This leasing activity includes leases consummated entirely in-house by KGI, as well as those completed in collaboration with outside brokerage houses.

The current managed portfolio includes over 200 tenants ranging in size from 120 square feet to 208,000 square feet with an occupancy rate of over 95%.

Leasing and tenant relation services offered by KGI under the property management umbrella include:

  • Management of all aspects of the leasing process, including prospecting, deal generation, LOI and lease negotiation, and coordination with tenants, brokers, lawyers, and ownership
  • Marketing of properties via networking, the brokerage community, brochures, web sites, direct e-mail and mail campaigns, print and web advertisement, and property signs
  • Coordination and active promotion at industry trade shows
  • Consistent reporting of tenant and market activity, tailored to the needs of ownership
  • Trade area/market information, including competitive properties, market analysis, rent comparables, and development activity
  • Examination of existing leases to determine value-add opportunities through early extensions, renegotiations, early termination and/or re-leasing
